Here’s the list of services we can provide in the planning and construction stage of your project:
Assemble a submarket analysis that will include key submarket statistics and indicators, comparable property rent survey and demographics analysis.
Identify strengths and weaknesses of the project, and provide the pricing strategy that is based on the property’s competitive edge. Here we will address the property’s unit mix and features, amenities, and design to maximize rents.
Provide a detailed strategy for Marketing and Leasing that hits the projected marks of pricing and absorption. Based on a thorough analysis we will identify the property’s target demographic, and the most effective ways to capture them.
Outline clear implementation of property operations, including staffing, services, policies, procedures, and reporting. Here we will show how our experience, tools, and resources can play a key role in resident retention, liability prevention, and maximized cash flow.
Articulate the projections of operating income/expenses in a detailed 2-year budget. This will be a road map to ensure your financial goals and objectives come to fruition.
It’s important you know exactly what steps we’ll take to execute each phase of our proposal. We know there’s a lot at stake, and we want to make sure we take away uncertainty and provide you just what you need at every phase. Here’s what the process looks like:
Kickoff Call and Intake - On this call, we’ll discuss your goals and your vision for your property. We’ll conduct a brief intake of your current expectations to make sure we all agree on the timeline, and the punch list items. This will also give us an opportunity for a few clarifying questions to make sure we’re on the same page about leasing goals and launch strategy.
Proposal - Our team will assemble a proposal for you to review and approve. The proposal will cover Submarket Analysis, Rent Comparable and Pricing Strategy, Marketing and Leasing Strategy, Property Operations Implementation, Lease-Up and Stabilized Budgets, and Management Fees and Terms.
